- Pay your bills on time. Your payment history, including late payments and foreclosures, can count for one-third of your credit score. Accounts more than 60 days past due will be indicated on your credit report.
- Check your credit report for errors. Removing errors, especially those negatively reflecting late payments or unpaid credit, is one of the easiest ways to improve a credit score.
- Reduce your balances. One-third of your FICO score depends on the total amount of balances you owe versus your total credit limit. Try to keep your balances less than 80% of your credit limit to maximize your score benefit.
- Keep older credit lines open. Having a long history of active accounts indicated to lenders that you are a good credit risk. It also accounts for 10% of your credit score.
- Use credit - but use it responsibly. This includes having credit cards and installment loans with timely payments. Accounting for 15% of your score, a balanced account including a mortgage payment can help homeowners boost their score.
- Avoid new credit. Opening new credit will lower your average account age. In addition, the number of new applications counts for 10% of your score. Under the Fair Credit Reporting Act, you may limit "prescreened" offers by removing your name from nationwide lists.
- Check regularly for identity theft. Agencies may only provide your information to those with a valid need, such as a creditor or insurer.

New Home Construction in September

New Home Construction in September Tumbled
New-home construction took a bigger-than-expected tumble in September, putting the nation on track to build the fewest homes this year in more than six decades.
That's according to the latest report by the U.S. Department of Commerce. Construction of new homes and apartments across the United States dropped by 6.3 percent last month, a bigger decline than the expected 1.6 percent decrease.

September Foreclosures Triple

September foreclosures triple previous year's total. Default Research, a provider of pre-foreclosure real estate data in the Phoenix-Tucson area, is reporting that foreclosure activity from September 2007 to September 2008 jumped 305 percent.
Foreclosures in Maricopa County increased 324.45 percent and in Pima 166.9 percent from the same month a year ago. In Maricopa County the hardest-hit cities were Phoenix (2,608), Mesa (684), Glendale (506), Surprise (335) and Gilbert (317). The 700 billion dollar bail out has the world markets on an unexpected terrifying roller coaster ride. Fear and innuendo are guiding the global stock markets that are in serious need of Prozac. Although each of us would appreciate a few million dollars and promise not to spend it on spa’s and expensive dinners like AIG did with a portion of their save –the- banks- money, our lifestyles will be affected if the banks cannot start to play nice with one other. If you are a small business, say an Arizona gnome maker in Phoenix, and your clients are in Japan, the gnomes are shipped by rail to L. A. and by ocean barge to Japan. Before the journey begins, the Japanese buyer provides a letter of credit to the Arizona gnome maker for money that will be wired to his Phoenix bank upon delivery. The Phoenix business owner takes the letter to his Phoenix bank to get credit to build more Arizona gnomes. The breakdown is between the Phoenix bank not accepting the line of credit to the gnome maker and the Japanese bank not extending the line of credit to the Japanese buyer. Suitcases of cash is not an acceptable form of payment for gnomes unless they are Colombian and the buyer is Tony Soprano.

To Blog or Not to Blog, That is the Question.
This is a summary of a great article published by Joeann Fossland in the Todays Buyers Representative (TBR Newsletter).
Blogging has been touted as the new answer to giving the consumer what they want. The first 10 years of the web was all about static information. Many are barely keeping their heads above the rising tide of available information and have found without interpretation, it is something to fear downing in without finding the foothold that leads to knowledge. The web has entered what's been dubbed as Web 2.0 and no, it isn't a program to buy or download. It is a description of the new way the web is being used: as an interactive playing field where community and participation bring opportunities previously lacking.
So what's this mean to you? At their most effective, blogs can give your business some solid benefits:
- Increase your status as a local expert
- Increase your website traffic
- Create interaction with your target market
- Provide the consumers with valuable information & resources

But, blogging isn't for everyone.
To decide if this is what you need to do, ask yourself a few questions:
- Are you willing to make a commitment to spend time weekly?
- Do you enjoy writing?
- Do you want to build some Internet business?
- Are you willing to invest in the learning curve to get up and running?
If the answer to most of these questions is no, blogging would probably turn into a chore that makes you feel overwhelmed and guilty. If the answer to most of these questions is yes and you haven't started blogging, you should consider this a part of your overall marketing plan and see where and how it fits. If building Internet business is part of your business plan, blogging makes sense and would be a place to budget time and money that was previously being used in other ways, like print advertising or postcard campaigns. In today's markets, a realistic appraisal of what is working and what isn't and some new strategies might be the answer to staying very competitive. Blogs help you inexpensively create that expert status that attracts client interest and builds your credibity.
